{"id":11567,"date":"2026-06-11T11:23:13","date_gmt":"2026-06-11T09:23:13","guid":{"rendered":"https:\/\/shams-alyaoum.com\/en\/?p=11567"},"modified":"2026-06-11T11:23:13","modified_gmt":"2026-06-11T09:23:13","slug":"ahs-properties-acquires-shangri-la-hotel-for-aed-1-1-billion-in-landmark-sheikh-zayed-road-transaction","status":"publish","type":"post","link":"https:\/\/shams-alyaoum.com\/en\/ahs-properties-acquires-shangri-la-hotel-for-aed-1-1-billion-in-landmark-sheikh-zayed-road-transaction\/","title":{"rendered":"AHS Properties Acquires Shangri-La Hotel for AED 1.1 Billion in Landmark Sheikh Zayed Road Transaction"},"content":{"rendered":"<p><span lang=\"en-AE\">AHS Properties today announced the acquisition of Shangri-La Hotel for AED 1.1 billion, one of the largest single-asset real estate transactions recorded in recent history.<\/span><\/p>\n<p><span lang=\"en-AE\">Acquired from Mismak Asset Management, the transaction cements one of the most concentrated\u00a0<\/span><span lang=\"en-AE\">private-sector\u00a0<\/span><span lang=\"en-AE\">bets on Sheikh Zayed Road&#8217;s next decade.<\/span><\/p>\n<p><span lang=\"en-AE\">The Shangri-La Hotel is a 43-floor, 200-metre tower on Sheikh Zayed Road, and was one of the first five-star hotels to open on the corridor when it was completed in 2003.<\/span><\/p>\n<p><span lang=\"en-AE\">The acquisition adds an iconic anchor asset to a portfolio that already includes AHS Tower, a recently sold-out Grade-A commercial development on Sheikh Zayed Road, and AHS City, the developer\u2019s flagship master-planned, mixed-use community on the corridor with a forecast gross development value of AED 25 billion.<\/span><\/p>\n<p><span lang=\"en-AE\">Together, these three assets form a vertical corridor play: AHS Tower, AHS City, and now Shangri-La Hotel. The combined footprint represents a significant share of AHS Properties&#8217; AED 50 billion year-end 2026 pipeline.<\/span><\/p>\n<p><em><span lang=\"en-AE\">\u201c<\/span><\/em><span lang=\"en-AE\">We did not buy a hotel. We bought a position on a corridor where supply is structurally constrained and demand is globally diversified. This is more than an acquisition for AHS Properties. It\u2019s a statement of our long-term confidence in Dubai, in the strength of its real estate sector, and in its continued appeal to global capital,&#8221; said Abbas Sajwani, Founder and CEO of AHS Properties.<\/span><\/p>\n<p><span lang=\"en-AE\">The acquisition reflects AHS Properties strategy of deploying capital into structurally constrained assets. According to the Dubai Land Department, the emirate&#8217;s real estate sector recorded AED 252 billion in transactions in the first quarter of 2026. Foreign investment rose 26 per cent to AED 148.35 billion, with the investor base reaching 48,448.<\/span><\/p>\n<p><i><span lang=\"en-AE\">\u201c<\/span><\/i><span lang=\"en-AE\">The Shangri-La Hotel sits on land that will not be released again. The first five-star hotels on Sheikh Zayed Road were built once, more than twenty years ago. This is not a deal that anyone, including us, will be able to do twice.
